Savings from the loan restructuring last year will be used for either paying down the loan prior to the balloon payment in 2017, or for improvements to the Community.
Other Items of Interest from Previous Emerson HOA Meetings (March/May 2014):
- Assessment rate will remain the same (recommended by Finance Committee, approved by Emerson Board) at a rate of $0.28 per $100 of assessed value per year.
- Emerson Board approved a feasibility study for Clubhouse improvements (most residents want gym/fitness center, plus space for holding parties according to the survey conducted last year), to include investigating Howard County Zoning issues.
- Satellite dishes: Rather than issue violations, Emerson will give residents a grace period of 60 days to apply for and receive approval for existing dishes.
- Emerson's landscaping contract is up for renewal next year, and it is not certain that the same vendor will win the job. Autumn Walk has a 3-year agreement with the same vendor that will expire around the same time.
