Autumn Walk HOA News 10/1/24

1. Selling and Refinancing Your Home: New Online Platform for Getting Resale Packages

3. 2025 Annual Meeting & Board Elections in November (both Emerson and Autumn Walk HOA) + Budget (need 13 houses for AWHOA quorum)

1. Selling and Refinancing Your Home:

• Procedures for getting Resale and Lender Packages have changed. You must now go to Community Archives for AWHOA, and in some cases you will also need documents from Emerson Master HOA.

2. Auto Debit of HOA Fees: Emerson HOA Form Updated

• Updated instructions for auto-debit of HOA fees for both AWHOA and Emerson HOA are on the Contact page. Note that Emerson has a new form.

3. Annual Meetings and Elections (both via Zoom):

a. Emerson HOA: Tue. 11/12/19 at 7pm

• Emerson HOA has issued a call for candidates for 2 open Board positions, who must each obtain 20 signatures.

b. Autumn Walk HOA: Tue. 11/19/24 at 7pm

• One position is up for election on the three-member Board.
• We will need quorum of 13 houses in attendance or via proxy form.
• The Budget will also be adopted, with required reserves (as spelled out in the Reserve Study) and lanscaping dominating the budget.

4. Social: Save The Date!

• Allie Stegner will once again host a Chili Cook-Off on Sat. 11/2/24 (the weekend after Halloween)
• Look for sign-up information soon

5. Miscellaneous:

• Pet Waste: Please pick up after your dogs, especially on the large island!
• Maintenance: We expect to authorize replacement of a downed tree, and repairs to the monument sign at the entrance to Garden Ranges. Please let us know if there are other Common Area repairs needed.
• Shredding Events: Emerson HOA (Sat. 10/5/24) and Howard County (Sat. 11/9/24)
• Howard County Shredding Events: Multiple locations on Sat. 11/9/24 from 9am-1pm until the trucks are full, including at North Laurel Community Center (NLCC)
